Villa Reed, a luxurious property, is situated in the charming seaside village of Trsteno. Just below the villa lies the lush Arboretum Trsteno, renowned as the oldest botanical garden in the region and recognized as a Game of Thrones filming location depicting the heavenly gardens of King’s Landing. A mere 18 km away from the villa stands the world-famous city of Dubrovnik, a UNESCO World Heritage Site celebrated for its well-preserved walls that offer magnificent views of the captivating Adriatic Sea. Surrounded by a Mediterranean garden adorned with palm trees and cypress trees, Villa Reed covers a total area of 1400 m2. The residential space is spread across two floors—the ground floor and the first floor—totaling 300 m2. Offering stunning views of the Adriatic Sea, the villa features a private outdoor pool, two spacious terraces with indoor and outdoor dining, an outdoor barbecue, and four parking spots. The air-conditioned villa can comfortably accommodate up to 12 guests in its 6 double rooms, complete with 5 bathrooms. Five double rooms are situated in the main villa, while an additional room is located in the side annex.

The ground floor of Villa Reed boasts a central dining room with a table for 12 persons, complemented by a fully equipped, professionally designed kitchen featuring a large island.

• Three modern luxury rooms are also found on this floor, with one bedroom featuring an en suite bathroom with a shower, while the other two share a bathroom with a bathtub.
• Ascending to the upper floor reveals a living room and two master bedrooms with king-size beds, private baths with bathtubs and showers, walk-in wardrobes, and small balconies.
• The living room opens to a spacious covered terrace, offering an ideal spot to bask in the sunshine and enjoy panoramic views of the Adriatic Sea and the Dalmatian islands.

To the side of the main house, the villa annex houses the sixth accommodation unit, which includes a bedroom with twin beds (convertible to a double), a bathroom with a bathtub and a shower. Villa Reed is fully equipped with amenities, including wireless internet, satellite TV, a safe, smoke detectors, a baby cot and high chair, the services of a villa manager, washing and drying machines, a garden, seating and lounge sets, terraces, balconies, and an outdoor pool.
