Where to base yourself in Palma

Where you base yourself in and around Palma sets the rhythm of the week. Stay near El Molinar and mornings start with a walk along the sea. Stay in the old town and the day opens onto the cathedral square, the Borne, and a table booked for nine.

This is a curated collection of luxury villas in Palma de Mallorca, personally inspected by Olivier and the team before a single one enters the portfolio (the same standard the founders carried from Ritz-Carlton, Raffles Seychelles, and The Norman Tel Aviv). It’s not a listing feed. If a villa hasn’t been walked through in person, checked on bedding, water pressure, the manager’s response time, it isn’t here.

The scope runs from the old town and the harbour-adjacent calm of El Molinar out to the villages that ring the city, and each of those has its own collection on this site.

Insider Villas sits inside this collection too: the team is based at Av. de Joan Miro 340 in Palma, on the island itself, not running the portfolio from a call centre abroad. That local footprint is one piece of a wider one: 200+ villas personally inspected across 20+ countries, with Mallorca among the deepest.

who it's for

Who these Palma de Mallorca villas are for

This collection is built around four real buyer types, not a single ideal guest, and it’s honest about who it doesn’t suit.

  • Families of five to eight are the largest single group we book for, so flexible bedroom configurations matter, and so does a separate guest annexe for teens or a nanny.
  • Couples on a milestone trip, an engagement, a honeymoon, an anniversary or a significant birthday, book the most premium stays in the whole portfolio.
  • Large groups and retreats of nine or more, reunions, offsites and content shoots, plan the furthest out and get a custom quote, not a price dropdown.
  • Destination-open researchers weighing Palma against Ibiza, Menorca or the Costa Brava are the group most likely to want a real conversation before choosing a coast.

The destination-open researcher deserves a straight answer too. If you’re deciding between Mallorca and somewhere else in Spain, Palma and its surrounding villages tend to suit people who want a real town nearby, not just a beach.

Palma and El Molinar

Palma and El Molinar give you the city and the coast in the same week. El Molinar sits just east of the old town, a fishing-quarter neighbourhood that’s kept its low-rise, local feel while being a ten-minute drive from the cathedral.

Houses here lean into that dual access, and they do it in different ways. Some have a plunge pool and a terrace of their own. Others put the beach eight metres from the front door, across a pedestrian promenade with no cars on it, which is the version that works with small children.

Then it’s a short trip into Palma for dinner at a table worth booking ahead, or straight to the airport when the week’s over. It’s the base for guests who want a real city nearby, not just a beach.

Why guests book luxury villas in Mallorca direct with Insider Villas

walked in person
Booking direct puts one person on the other end of the phone for the whole stay, not a support ticket after checkout. A villa here has been walked through in person, checked on bedding and water pressure, before it's offered at all.
A Luxury Lifestyle Awards recipient in 2023, featured in The Times, with 200+ villas personally inspected across 20+ countries. The team answers in English, Spanish, French and Swedish, within 24 hours, weekends included.
inside every house

What's inside every luxury villa in Palma de Mallorca we represent

Outdoor space is part of every house in this collection, and so is a layer of service you can add or leave alone. Features vary by property, since a palace in the old town and a seafront house on the promenade aren’t built the same way, but the list below covers what shows up across most of the collection.

  • Private plunge pools at some properties, with others trading the pool for the beach at the door or a courtyard under citrus trees.
  • Panoramic views, the Bay of Palma along the water and the cathedral and old-town rooftops in the centre, chosen for the outlook as much as the house.
  • Gardens and terraces built for long lunches and evenings, not just a strip of lawn by the pool.
  • In-villa chef on request at properties set up for it, so you eat at the table without leaving for the night.
  • Housekeeping and laundry, handled quietly through the week.
  • Complimentary breakfast at select properties, delivered or prepared on site rather than a stocked fridge.
  • In-villa spa and massage, arranged by the concierge rather than fitted into the house.
  • Flexible bedroom layouts that adjust for a couple’s week or a full family group.

Palacio Can Ferrer is the flagship, a 1,200 m² palace between the Church of Santa Eulàlia and Es Cort, steps from La Seu. Five en suite bedrooms sit on a single floor, with a lift to every level and a plunge pool on the terrace. Its own page pitches it for the cooler months, and that is the right call.

Where the villas sit in Palma

Palma is a real city, so the neighbourhood decides the week more than the postcode does.

The old town puts you inside it. Palacio Can Ferrer sits between the Church of Santa Eulàlia and the Es Cort square, steps from La Seu, with the restaurants of La Lonja and the boutiques of the Paseo del Borne on the doorstep and the port a short walk beyond.

El Terreno sits west of the centre above the port, close to the Porto Pi shops and an easy walk along the water into Santa Catalina, the market quarter where most of the city’s newer kitchens have opened.

El Molinar and Portixol run east along the bay, a former fishing quarter of low streets that reach the sea, with a pedestrian promenade and a bike lane that follows the water the whole way back into town.

PALMA'S OLD TOWN, THE CITY CENTER, & BENDINAT, MALLORCA

From the old town out to the villages that ring it

dream destinations
Palma is the capital of the Balearic Islands, and the villages around it each set a different pace for the week. Each one has its own collection here.

Dining and days out in Palma

A private guide will walk you through the old town in a morning, from La Seu and the Arab baths out to the Paseo del Borne, which everyone here calls the Golden Mile. Adrián Quetglas holds one Michelin star on Paseo Mallorca, and lunch there is the easiest good decision in the city.
El Camino serves authentic tapas from Majorcan chef Cristian Rivera, mostly at the bar where you can watch the pass. La Mirona has six tables, no menu, and Pere reads the night’s list out loud while Amalia cooks.
The Fundació Miró Mallorca is dedicated to Joan Miró’s work and is the one museum worth building a morning around. Real Club Náutico is a ten-minute walk from the old town, and the beach clubs run along the water from Assaona and Anima out to Puro Beach.
In summer, the concierge puts a boat towards the Cabrera islands or the Santanyí coastline into the week. In winter the same team fills it with a market tour, a paella cooked from scratch, and long lunches indoors.

A reunion or a small retreat works here: ten guests, five en suite bedrooms on one floor, and the old town's tables a short walk away.

The villages that ring Palma

Palma is thirty minutes from most of the island, so guests who want the city for a few days and the mountains for the rest usually take both.

how it works

How to book a luxury villa in Palma de Mallorca

Booking runs in three steps: you send dates and a rough budget, we come back with a shortlist of inspected villas, and you confirm with a deposit. The whole process is built to move fast without skipping the parts that protect you once you’ve paid.

  1. Send your dates, the number of guests, and a rough budget, and we’ll come back within 24 hours. Those three details are what let the team recommend honestly instead of guessing.
  2. You get a shortlist of personally inspected villas matched to your brief, not a long list to sort through yourself. Full-Service Concierge is offered alongside it as an option, €1,500 per week, with a dedicated concierge on call up to 12 hours a day and private jet coordination included.
  3. Payment runs through Flywire, a deposit at booking with the balance due before arrival. Cancellation terms are fixed: 25% forfeited at 90 or more days out, 50% at 60 to 90 days, and 100% inside 60 days or on a no-show.

Minimum stays are set per property, not across the portfolio. Minimums run from three nights to a full week, and some houses start on any day while others start only on a Saturday. Tell us the dates you have and we’ll say plainly which houses they fit.

Mallorca works year-round, but the character of the week changes with the season. Spring, from April through June, and autumn, September into October, give you quiet towns and a gentler sun, while July and August bring the crowds, the highest prices, and the busiest beaches.
