Three Bases on One Greek Island

Luxury villas in Paros cluster around three bases: Naoussa, with its harbour town and boutique restaurants; Kolymbithres, known for its sculpted granite coves; and Parikia, the old town by the ferry port. Founders Olivier Heuchenne and Anna Heuchenne-Bauge both worked in luxury hotels before starting Insider Villas, with backgrounds at Ritz-Carlton, Raffles, and The Norman Tel Aviv.

Most homes in this collection have a private pool and a sea view, and sit a short drive from one of these three areas.

Eterna Mare North sleeps 8 and starts from around €12,600 a week, one of the beachfront homes in this collection.

who it's for

Who a Paros villa suits

A villa on Paros works for a few different kinds of trips, from a family week near Naoussa to a couple using the island as a base for hopping around the Cyclades.

  • Families with younger swimmers who want a villa near a real town, so dinner is a short drive and the evenings stay quiet. Paros villas near Naoussa or Kolymbithres put you close to restaurants while the pool stays safe and calm for kids.
  • Couples who want a boutique base on a small, quiet island with good ferries out to the rest of the Cyclades. Naoussa’s harbour and tavernas are close, and fast ferries reach Antiparos and Santorini for day trips.
  • Larger groups and multi-family trips who want everyone under one roof instead of split across hotel rooms. A villa near Parikia or Naoussa keeps the group together, with the old town and ferry port both close by.

Luxury villas near Naoussa and Kolymbithres

Naoussa and Kolymbithres form the north Paros cluster, and most guests base here for the mix of a real harbour town and quiet beach mornings. Villas in this pocket sit a short drive from both, so dinner in Naoussa and a swim at Kolymbithres fit into the same day. Casa Exsi is beachfront in Naoussa itself, with a private pool, a Jacuzzi, a live-in service team and uninterrupted Aegean views. Naoussa is a working harbour town with a small boutique nightlife scene around the water, and Trata serves grilled octopus and fresh fish; in July and August the best tables fill fast, so book ahead if you want a specific evening. Kolymbithres is known for its granite rock coves, worn by wind and sea into rounded shapes along the shore. They break the beach into smaller, sheltered swimming spots, which is part of why families with younger kids often pick this stretch of coast.

Comfort for Longer Stays

dream destinations
Paros works as a central hub for the Cyclades: fast ferries reach Antiparos in 7 minutes, Naxos in 25 to 45 minutes, and Santorini in under 2 hours.

Villas in Parikia and the south of Paros

Parikia and the south side of Paros give a different base than Naoussa: closer to the ferry port, and quieter once you get past the old town streets. Parikia is where boats from Piraeus and the other Cyclades islands come in, a crossing of around 3 hours on the fast ferry, and Paros has its own airport, PAS. Panagia Ekatontapiliani, the Church of a Hundred Doors, sits in the old town and is one of the oldest churches in Greece; the backstreets around it are full of small tavernas that stay a notch quieter than Naoussa’s harbour scene. Golden Beach is on the southeast coast and is a long stretch of sand known for windsurfing and kitesurfing, with steady wind through the summer months. Alyki, further south, is calmer, and Siparos there serves seafood right by the water, away from the busier north-Paros crowds.

Villas here suit guests who want easy access on and off the island, plus a slower pace once they're back home for the evening.

Paros villa concierge and pricing

Concierge pairs with any villa in the collection and runs in four tiers.

  • Essential, €349, covers individual requests.
  • Plus, €849, adds priority access plus key bookings.
  • Premium, €1499 a week, with a dedicated concierge for up to 12 hours a day, 8am to 8pm.
  • Private Jet, €849.

If you’re island-hopping around the Cyclades, the boat logistics and transfers usually fall under Plus or Premium rather than Essential. Villa rates are set per property, per week, per season, and are quoted on inquiry rather than published as a fixed list. On Paros, Eterna Mare North, which sleeps 8, starts from around €12,600 a week, with larger premium homes costing more depending on size, season, and location.
